This package
would be suitable for landlords who have suitable experience
managing their property and tenants, but would like help with the
finding of a suitable tenant an the paperwork and legal information.
For this we will:

Visit and assess your property, and
advise/agree on a realistic rental value

for suitable applicants

Interview prospective tenants and assess
application form to determine suitability

Carry out a comprehensive credit/reference
check on tenants

Prepare an assured
short hold tenancy
agreement, have it drawn up and signed

Preparation of an inventory and schedule of
condition

Checking the tenants in and arranging for name
changes on all utility bills, IE. gas, electric and council tax

Collect and hold deposit for duration of
tenancy, unless previously agreed otherwise

Collect 1st months rent in advance.

& FULL MANAGEMENT PACKAGE
For the
landlord who feels they d not have the necessary time or experience
or do not reside locally, and would like the peace of mind that
their property is in safe hands. This includes
the services detailed in the let only and rent collection packages,
along with:
- Dealing with any tenant
problems that may arise throughout the duration of the tenancy and
arranging any necessary repairs and maintenance required. This is a 24 hour
emergency service
- Regular inspections of the property to ensure
proper upkeep
- A written statement sent to yourself after the
inspections to keep you informed of proceedings
- Liaising with tenants nearing end of tenancy to
agree either an extension or the checking them out of the property
- Arrangement and supervision of property
cleaning between tenants (if necessary)
- Fixed fee of only
£55 per month
